Phase 1: Design

AVERAGE TIMELINE 2-4 MONTHS


  • Initial design meeting with Trademark Homes and designer

  • Preliminary layout design with designer

  • Complete 3D walkthrough

  • Adjustments from final design meeting

  • Draft review + budget check against Schedule B

  • Construction drawings + sign off

  • Interior material selections can be started

Phase 2: Pre-Construction

AVERAGE TIMELINE 4-6 WEEKS


The following are the steps our construction admin team works on to get your home ready to enter the construction phase. This pre-construction phase focuses on getting all the necessary paperwork submitted and administration completed. We also use this stage to start settling any allowances on your Schedule B and request quotes on customized features you have included in your plan.

  • Send final plans for window and door package and present to clients

  • Send final plan for engineering

  • Sign off on exterior selections

  • Send final plan for developer approval

  • Send final plans for plumbing and HVAC schematics

  • Documents collected and sent for energy modelling

  • Permit package submitted to municipality

  • Staking booked with surveyors

Phase 3: Construction

AVERAGE TIMELINE 7-9 MONTHS


The following construction stages are listed in the order they are typically completed in. The order can be changed due to material and trade schedules.

  • Excavation

Glossary


DEVELOPER APPROVAL

All homes in a new development area are required to be approved by the developer to ensure they meet neighborhood architectural guidelines. In the case of Infill homes the City will approve the design of the home in the permit application and verify it meets the new bylaw guidelines.

ENERGY MODEL

According to the National Building Code 9.36 all new homes and additions are required to have an energy model completed to ensure the home meets the national standard of energy efficiency.

EXCAVATION

AKA “The Big Dig”

FOOTING AND PILES (according to engineer specs)

The foundation walls sit on the footing (and piles if required). This is designed and spec’d by the structural engineer.

FOUNDATION WALLS AND CONCRETE POUR

The basement walls are constructed using concrete forms. The forms are placed directly on the footing and filled with concrete and rebar. In the winter months this stage will also include hoarding (covering) the basement with insulated tarps and heating the concrete as requited. Once complete the forms are removed.

FOUNDATION SUBFLOOR

The framers will come and install the main floor trusses and subfloor material.

BACKFILL

Material being placed against the foundation.

GARAGE GRADE BEAM

This stage could also be completed at the time of the foundation pour. A grade beam is the lower concrete portion of the garage walls that the wood walls sit on.

FRAMING

Constructing the walls, floors, roof trusses, etc. Making it look like a home!


DOOR AND WINDOW INSTALL

Framing crew will install doors and windows in their openings. Another crew will come and do blue-goo installation and ensure doors and basement windows are set properly.

ROUGH-IN MECHANICAL

Plumbing + HVAC

  • Many different plumbing crews will be in the home at this time. This includes waterlines + ABS crews, HVAC crews, fireplaces and tubs being installed, gas lines, waterline and water testing, etc.

Electrical

  • Electricians will run wiring according to the construction plans for lights, switches, cat5, etc.

BASEMENT SLAB POUR

Once plumbing rough-ins are completed in the basement the basement concrete slab will be poured.

FRAMING CHECKOUT

A framing checkout crew takes care of all the small framing details like niches, fireplace framing, bulkheads, checks doors + window opening sizes, adds backing for hanging areas (closets, railings, TV, etc). Another term this stage could be called is “Back Framing”.

EXTERIOR FINISHES

Soffit, Fascia, paper/wire/stucco, paper/siding, trim, wood details.

PRE-DRYWALL WALKTHROUGH

This is our official meeting on site with James + Melissa and the clients. At this walk through we will go over the home in great detail looking at all the electrical, door swings, closet layouts, wall details, etc. We make sure the house is ready to be finished exactly how you envision it. This walkthrough typically takes about 2-4 hours depending on the house size. It also needs to be scheduled during daytime business hours so be prepared to book some time off work if needed.

INSULATION

Insulation (batt/poly or spray foam) is installed in the home.

DRYWALL

This stage typically takes about 2 weeks to complete. This includes hanging the drywall, mudding and taping.

(Possession date will be given at the end of this stage)


TRIM AND WALL DETAILS

Our trim carpenter will spend time in the house installing all doors, casing, shelving, and completing any wall details like wainscoting, shiplap and board and batten. Some areas could get baseboard depending on the flooring product being installed.

KITCHEN

This stage could fit in a few different places. The Kitchen will be installed and inspected for defects. Before possession they will also come back and make any final adjustments needed on site.

PAINT

Pretty self explanatory but all the walls will be rolled, the casings, baseboards and wall details will be sprayed.

TILING/FLOORING

This stage could also be completed in a few different steps. This stage also includes areas like custom tile showers and backsplashes.

FINAL PLUMBING INSTALL

All the taps, toilets, sinks, etc. installed.

FINAL ELECTRICAL INSTALL

All the lighting fixtures and potlights installed.

BASEBOARD AND TOUCH UPS

Our Finaling Team will spend the weeks before possession in your home doing all the last minute details such as caulking, silicone, paint touch-ups, and going through our turn over check sheet to make sure the home is ready for occupancy.

POSSESSION DAY

Meet the Trademark Team at the end of the day (typically 4:00 pm) and get the keys to your house. We will walk through the home and show you all the details you need to know. Most importantly we will celebrate this moment together!

MOVE IN DAY

The day after possession it’s safe to schedule the movers and let the fun begin!
