Discovery Ridge - Pilot Butte

This is our top pick for many reasons, but ultimately this is your best bang for your buck! Discovery Ridge is a 7 minute drive from the city, the lots are nice and wide (50’ on average), and it has a small town feel with all of the amenities you need close by! Lots in this development are also the best price around starting in the $130s. You won’t find prices like this in the city of Regina so heading a few kms outside the city limits will definitely help your budget go further!

Fairway South - Emerald Park, SK

We are a little obsessed with Emerald Park and we know you will be too! The Fairway South development is known for its oversized lots (both in width and depth) and great options with lots available backing the local golf course, in a bay, or traditional lot styles. Emerald Park has great restaurants, schools, and is a short 5 min drive from the city. Emerald Park/White City is full of lots with character and charm with its tree lined streets, inclusive community feel, and laid back lifestyles. Lots in this area start in the $160s.

Spruce Creek - RM of Edenwold

Another pocket of perfection just 5 minutes outside of Regina! These lots are designed as small acreage lots in a high end neighbourhood setting. Lots range from .38 of an acre and go up to 1 acre. This area is deal for those who want a BIG lot without the large acreage commitment. Spruce Creek is located south of Pilot Butte and is a family friendly neighbourhood close to both Pilot Butte and Emerald Park/White City amenities. The lots in this community are starting around the $225s.

Green on Gardiner - City of Regina

Land in the city of Regina is becoming hard to find, with many developments having completely sold out over the past few years. However, Greens on Gardiner has some inventory left with lots starting around the $180s (for a 40’ lot) and going over the $200s depending on location and size. The largest lot available is 40’ wide, (10’ smaller than those found in communities like Discovery Ridge). The lots are close to the Acre 21 commercial development, schools, churches, and parks. If you’re looking to stay in the city limits be prepared to pay top dollar for land in this area!


Now you can see why we often suggest leaving the hustle and the bustle of the city and exploring new builds outside the city limits. You truly will get more for your money if you look at bedroom communities just minutes outside the city. Lots are cheaper, larger, and your budget will definitely go further!
